Rendering concerns an external wall finish and its relationship to the background, moisture and adjoining details. A new colour or texture is only one part of the decision. Explain the present wall construction, cracking or staining and what you want changed. A professional needs to assess whether local repair or a larger replacement is appropriate. Internal plastering and external rendering have different exposure and system requirements; a product suitable for one is not automatically right for the other.
Find why the existing finish failed
Cracks, loose areas and water staining need assessment rather than automatic overcoating. Faults at gutters, roofs or junctions may need separate attention. Historic England’s wall guidance emphasises moisture causes and compatible repairs for traditional buildings. Ask what the investigation establishes and which assumptions remain. A new finish does not guarantee that a hidden cause has disappeared. Agree responsibility and sequencing where roofing, drainage or building repairs are needed alongside the rendering.
Choosing a compatible system
The existing wall, exposure, moisture behaviour and required finish inform the specification. A harder finish is not automatically an improvement, especially on traditional construction. Ask for the material proposal and relevant technical guidance, including preparation and junctions. Lime-based and modern proprietary systems should be evaluated for the actual background rather than selected solely by a generic label. Agree what is removed, retained and repaired. A specification should identify the complete layers and limitations, not only the final colour.

Set out the proposed removal, finish and visible details for an address-specific heritage check. Retained render can contribute to character; historical appearance does not decide which changes are permitted.
